At the 5/5/2025 Town Council meeting the council discussed the Planned Unit Development (PUD) ordinance questioning it value to the town. The council sent the ordinance to the Planning Board for review. During the council meeting it was stated that any changes to the PUD would not affect and PUDs that were currently under review. One of the PUD’s is the it was Brook Hollow PUD. Below is a summary of the Brook Hollow presentation. It should be noted that the Planning Board questioned if the plans presented aligned with the PUD ordinance. The planning board requested the towns legal department to weigh in on the subject. The town was contacted and asked for a copy of the legal departments findings. The town has refused to release the report claiming ‘attorney client privilege’. Planning Board 1/8/2025 discussion regarding a proposed Planned Unit Development (PUD) named Brook Hollow. The applicant, Governor’s Hill Corporation, represented by their attorney and engineer, is proposing a mixed-use development at 109 Auburn Road on approximately 241 acres. The project includes plans for 1,360 residential units and around 28,000 square feet of commercial space, along with associated infrastructure and amenities, with the applicant emphasizing the project’s aim to address the housing shortage, particularly the need for affordable housing, through flexible zoning enabled by the PUD ordinance. Board members raised significant concerns regarding the project’s impact on traffic, public safety services (police, fire, schools), and the sufficiency of the commercial component, questioning whether the proposed development truly aligns with the intent and benefits of a PUD for the town, especially given its location distant from existing commercial centers.
